    Baghdad today - Baghdad
The real estate market in Diyala, especially in Baqubah, witnessed a state of depression that began approximately 6 months ago, amidst uncertainty and ambiguity due to the lack of direct causes for it. Some observers attributed it to the flow of capital to the large projects that are currently being built throughout Iraq.
Ibrahim Abu Ali, the owner of “Dalalia” for buying and selling real estate, said in an interview with “Baghdad Today” that “there is indeed a recession, but there is no direct cause for it on the one hand, but there are large housing projects that give better options to citizens that have pushed them to abandon the idea of buying, and there are Also, security disturbances led to the postponement of the idea of purchasing for many, in addition to the fact that the economic situation in general does not face any worrying complications, whether in dollars or otherwise.”
Abu Ali added: "We were forced to reduce real estate prices in prime areas in Baqubah by 10%, and despite that, demand rates are still very low."
As for Montaser Ali, who is also informative, he explained that “there is no final request, especially in agricultural areas,” referring to what is known as “Resolution 25” lands, which the government is preparing to own according to the Council of Ministers’ decision several months ago.
He added, "There are psychological factors that have taken over the real estate market and caused a decline in the buying appetite among some," pointing out that "many have begun to accept buying and building land as a better option than buying ready-made homes."
As for Abdullah Al-Azzawi, an expert in the real estate sector, he confirmed to “Baghdad Today” that “part of the movement in the real estate market, especially in the distinguished areas where the price per square meter has reached more than 10 thousand dollars, including Tabu Street, is for the new rich,” referring to contractors and merchants. Politicians, even indirectly.
He stated, “The appetite of the new wealthy people decreased in purchasing real estate and the money moved towards investing in other sectors, including malls, agriculture, and other sectors, in addition to the state of instability in the dollar market, all of which are objective reasons that affected the real estate market.”
He pointed out that "the failure to decide the fate of the agricultural sector, which constitutes approximately 65% of the real estate market currently compared to the land title deed, has led many to wait on the purchase decision, especially since the prices of some of them are exaggerated in some areas and reach very imaginary prices, especially in Baqubah."
