    Baghdad: Farah Al-Khafaf

Two specialists presented a proposal to move the malls to the outskirts of the capital, Baghdad, because of their economic feasibility and importance in several areas.
This proposal came at a time when Baghdad is experiencing major traffic jams, which called on citizens to appeal to the concerned authorities to find quick solutions, including the transfer of commercial centers and government departments to the outskirts and the development of fast lines and turnarounds.
And real estate expert Saad Zidan said: {Allowing and giving official approvals to establish malls within cities or residential neighborhoods is a big mistake, which must be reconsidered.'
    Shopping Center
He added that {the aim of establishing malls in most countries of the world is to create and revive the remote areas that are located on the outskirts, as the construction of huge commercial centers and with them residential complexes will contribute to moving the economy in these areas, and it is not reasonable to agree to the establishment of malls or building complexes in In the middle of cities and the main or important streets in them.

    Successful experiences
Zidan pointed out that “Cities such as Istanbul, Kuala Lumpur, Cairo and others succeeded in these experiments, as they embarked on a plan to build commercial centers and complexes on the outskirts, which contributed to the employment of labor and the creation of new areas, especially since these areas are now integrated with these cities, and have become among them, And the population began to live and work in them, which led to the lifting of pressure on the centers of these cities, in addition to the real estate feasibility of them.

    give approvals
In turn, the financial expert Thamer Al-Azzawi supported Zaidan's proposal, calling on the National Investment Commission and the authorities in the provinces not to grant approvals to build malls or commercial centers and even universities and model schools in city centers, especially the capital, Baghdad.
Al-Azzawi demanded, in a statement, “to hold accountable those who granted approvals for the establishment of {malls} or residential complexes in areas in Baghdad that were already crowded and were witnessing traffic jams,” noting that “granting approvals at the expense of the citizen’s comfort is a mistake.”
He urged the importance of benefiting from the experience of Erbil Governorate, as it succeeded in reducing pressure by creating new residential and commercial complexes in
    the parties.
In recent years, Baghdad witnessed the establishment of malls and dozens of commercial centers in its center, as well as hundreds of private schools and colleges.

    double time
For her part, Maryam Muhammad (a resident of the Zayouna area) said that she and her husband are thinking of moving from her area.
And she added, "After opening more than one mall in her area and dozens of schools in residential neighborhoods, we now spend twice as much time getting to or leaving the house."
And she continued, "Yes, we do not want to cut off the livelihood of any citizen, but it is possible to move or build these commercial centers and large schools on the outskirts, so that the capital expands and the pressure on our regions is reduced."

    fuel consumption
As for Muhannad Ahmed (a resident of Al-Mansour area), he complained about the traffic jams in his area, saying: "It is not reasonable for me to spend an entire hour to reach a place in the area that I would reach in five minutes."
He added that he "currently consumes three times more fuel for his car than he consumed years ago," calling for a review of the approvals granted for the establishment of commercial centers, restaurants and large cafes in his area.
Ahmed urged the importance of creating new areas, especially since real estate prices jumped unreasonably in most areas, and the only affected is the simple citizen.
