Today, Friday, the Ministry of Construction and Housing counted the number of residential cities referred for implementation, and while it indicated a new strategy regarding unit prices in residential city projects, it announced the allocation of an electronic application for applying for housing loans.
Ministry spokesman Istabraq Sabah said, “The current government raised the slogan of the government of services and pledged to provide them in various sectors, whether it is the housing sector, the roads and bridges sector, or the infrastructure sector,” noting that “what concerns the housing sector is the subject of discussion, as the large housing gap that Today, Iraq suffers from an estimated 3 million housing units distributed among various governorates.
He added, "The state set out to support and develop the housing sector in Iraq by establishing new residential city projects," noting that "the Ministry of Construction referred four new residential cities, namely Al-Jawahiri Residential City, Al-Ghazlani City in Nineveh Governorate, and the City of the Banks of Karbala in the Holy Karbala Governorate, in addition to To the city of gardens in Babylon.
He stated that, “A contract for Ali Al-Wardi City was recently signed, under the patronage of Prime Minister Muhammad Shiaa Al-Sudani, by Minister Benkin Rekani with one of the largest international companies in the field of real estate development, which is Ora Company,” explaining that “this company will prepare or establish Ali Al-Wardi City on an area It amounts to more than 24,500 thousand dunams and will provide 120,000 housing units, so that the number of beneficiaries of this sustainable residential city will be more than 700 thousand people.”
He continued, "Bismaya is not a city as much as it is a large residential complex with approximately 10,000 residential units," explaining that "the residential cities that the ministry intends to complete and which have already been referred are integrated residential cities that contain all the uses of the land necessary to provide livelihood by providing uses." Commercial and industrial uses.
He stated that "the government aims, through the new residential cities project, several goals, the most important of which is providing appropriate shelter for the most deserving segments of the fragile groups, the middle groups, and higher than that. In addition, in fact, we aim to withdraw large population densities through city centers and capitals and provide a very necessary economic foundation for these cities." Residential.”
Regarding unit prices in these cities, Sabah stressed that “the government followed a new strategy with investors in these new residential cities, by imposing a percentage of the completed housing units or a number of plots of land, and it is delivered to the government free of charge,” noting that “the government It obligated the investor to grant a number of housing units or lands, i.e. 15-20 percent of the project, free of charge, and therefore the government will have the ability to redistribute these housing units or lands in a free or convenient manner to the greatest extent possible.
He stressed that "the government also obligated the investor to sell the units, whether vertical or horizontal, within the technical and economic feasibility studies that were discussed in the analysis and bidding committees during the referral and signing of contracts," pointing out that "the investor will not control the sale of these residential units, as happened previously in some complexes." Regarding housing loans, Sabah indicated that “the Ministry is determined to support and develop real estate financing through the Iraqi Housing Fund,” pointing out that “there is a directive to the Minister that these loans be suspended for a short period of time, until the economic and social standards are reconsidered to include the largest categories.” "Deservedly."
