    The Green Zone in central Baghdad is awaiting the completion of construction work on two residential complexes within the area using the vertical construction system. However, the high prices of the residential units in the two complexes and their reliance on the cash payment system only are reasons that do not make these units available to everyone.

    “Baghdad Residences” and “Green City” are two integrated residential complexes with a vertical construction system. They are the only two projects in the Green Zone in Baghdad so far, as the first is approaching completion soon while the second is still under construction.
    The “Baghdad Residences” complex is located on Al-Kindi Street within the Green Zone, while the “Karen City” project is located on the Al-Qadisiyah Expressway.
    The “Baghdad Residences” complex is currently inhabited, while the “Crane City” complex is still under construction and the prices of its residential units have not yet been determined.

    One of the sales employees of the “Baghdad Residences” complex, to the 964 network:

    The complex contains gardens, parks, playgrounds, and lakes, with a large central parking lot below the complex administration and parking lots in front of each building.
    Residents of the complex receive a green zone entry permit (colored bags depending on the number of people).
    Electricity continues in the complex without interruption, with an internal security system and special forces monitoring in the Green Zone as well.
    There is no installment system upon purchase and the complex is not included in the housing loan.
    The average price per meter is $2000 and upwards depending on the location and view of the apartment.
    The percentage of residents in the complex is currently 65%, and the percentage of unoccupied apartments is 35%, with a completion rate of 90%, and the delivery date for unfinished apartments does not exceed six months.

    The nature of the prices of the residential units in the two complexes means that their residents are only for the elite with high income or high financial level, as the average citizen cannot buy a residential unit for an amount exceeding $500,000 with direct cash payment.
    There are those who were able to buy a housing unit because they decided to live within the Green Zone, but in general, not everyone is encouraged to buy a housing unit in the Green Zone and move to live there.
    There is a percentage of buyers who are investors, who bought more than one residential unit for the purpose of investment, either selling it later at a higher price or renting it for a high annual amount, whether to companies, foreigners, or even senior employees who want to live in a complex within the Green Zone.
