The country has been suffering for years from a housing crisis resulting from a population increase in the country in return for the lack of housing projects that meet the needs of citizens, and this crisis is constantly increasing because it does not meet the urban expansion taking place with the steady population increase.
Some estimates indicate that Iraq needs more than three million additional housing units in order to overcome the crisis in the housing sector.
In order to get rid of this crisis, it is possible to work on establishing housing projects represented by vertical construction, which saves land areas instead of horizontal construction, in which large areas of land are wasted, in addition to the ease and low costs of providing the necessary services that must be available for the housing project, such as water, electricity, sanitation and roads services. Paved buildings, schools, hospitals, health clinics and other necessary services necessary for citizens, which consume huge funds and very large areas in the case of horizontal construction.
The private sector can make a significant contribution to solving the housing crisis through the housing projects that it is completing, and it can be by encouraging local or foreign investment companies to invest in housing projects and providing them with administrative, tax and organizational facilities in order to encourage them to invest in these projects. Incentives and reducing obstacles in front of them is very important in order to encourage them to invest.
In order to reduce the burden on citizens wishing to purchase housing units, the housing project managements can arrange the amounts of the housing unit in installments in a way that enables the maximum possible number of groups and layers of society to purchase it, which ensures the achievement of the goals set in reducing the crisis that many groups of society suffer from in The field of housing and achieves the desired financial return from its establishment for the companies operating in these housing projects and at a time when the establishment of housing projects works to reduce the housing crisis in Iraq.
These projects can contribute to reducing unemployment rates in society, as they will work to provide job opportunities in multiple sectors, whether in the field of construction, services, equipment, and other works that provide job opportunities for the labor force. At the same time, the establishment of housing units can stimulate the movement of the local product. In the fields of building materials such as bricks, cement and other necessary materials, which the increasing demand for them can provide an activation of the sales movement, which is positively reflected in the gains of the local market in the fields of moving factories for these materials and creating job opportunities in these factories.This is in addition to the other requirements necessary for the establishment of housing units, such as electrical supplies, liquefaction requirements, doors, windows, packaging materials, and other necessary supplies that the local factories that work to provide for the construction of housing units can provide the demand for them to stimulate the local market, which leaves positive effects on the local labor force.
The success of the housing project implementation plans if they are distributed appropriately and provide the necessary financial sums for their completion as well as the construction, service and administrative requirements in terms of facilitating entry procedures for private companies, whether local or foreign, and reducing bureaucratic obstacles in front of them in their housing projects. All of this is sufficient to reduce the housing crisis that our country is witnessing at the present time.
