    Shafaq News/ On Wednesday, an economic expert divided the residential complexes in Baghdad and the governorates into three types: economic, such as (Bismaya), high-end cities, and a new type that has begun to compete with the two models.
    Economic expert Mustafa Hantoush told Shafaq News Agency, "Residential complexes in Baghdad and the governorates are divided into three types, the first of which is economic, such as Bismayah City and some cities in the governorates, which are usually on the outskirts of cities. These cities provide 100% electricity, water and sewage, as these services are part of the investment contract. The Bismayah City model is successful and has proven its worth in reducing the value of real estate in the market by reasonable amounts."
    He added, "There is another type of high-end residential complexes that have somewhat stopped, as they are based on obtaining residential land in the center of the capital or the governorates, and in this case the services on which the complex is based are divided, as electricity is an investment and the profits are imaginary, as for water and sewage, an agreement is made with the Baghdad Municipality or the municipalities in the governorates according to the investment license issued in this regard, and of course there is pressure on the services, but these complexes are established for housing considerations and the need for them."
    The economic expert continues, “There is a third type of residential complexes that has been emerging for about a year now. It is an investment type, but it is not a luxury complex, but rather an average one. It is based on a feasibility study submitted to the Investment Authority, and there is an average price for the residential unit. Although it is subject to supply and demand, the prices are not exaggerated, and it is an acceptable type for competition.”
    Hantoush points out that “in this case, the peripheral investments (the Bismayah model) are the most successful, as they create water, sewage, and electricity. As for the second type, which is highly luxurious, it invests in electricity and depends on the Baghdad Municipality and municipalities regarding the issue of water and sewage. As for the third type, it is average between services, the most prominent of which is electricity, which is either investment or from the state.”
